Real Estate Tax Services:

We have found that the assessing jurisdictions do the best job they possibly can in mass-appraising their respective jurisdictions.  However, due to the high volume of parcels, the fact that many are understaffed and have a relatively short timeframe in which to review and appraise their county, mistakes and/or overvaluations will occur.  Most counties in the State of Tennessee are on a six-year reappraisal cycle with current value updates interspersed between the reappraisal programs.  Click here to see when your county's next reappraisal program is scheduled.  It is for this reason that you should have accurate and able representation in each year to ensure that you pay no more than your fair share of the property tax burden. 

Particularly in the year of a reappraisal, it is very important that you have someone familiar with the marketplace and your property to represent you in achieving a fair and accurate appraised value for your property.  Criterion reviews on an annual basis a client property portfolio valued in excess of one billion dollars.  We have achieved an average annual tax savings of $12,000.  We have extensive experience in the following property types and can handle any valuation issue that you may have:  Property Types

We have also appealed various miscellaneous type commercial properties, such as, vacant commercial land, golf courses, mobile home parks, mixed-use properties, etc.

Don't let a deadline creep up and pass you by.  A notice of any change in value will be sent no later than May 20th based on a value established January 1 prior. This value must be appealed to the County Board of Equalization in June before receiving your tax bill in October.  Once a deadline has been missed, there is no going back for that year -- you will owe the tax based on the value as of January 1. All County Boards begin meeting June 1 and some only meet for a few days.  In a reappraisal year, the deadlines may be even earlier.  We take a proactive stance and track all deadlines for you and we can state unequivocally that we have never missed a deadline.
